Loch Palm Golf Club Phuket

Loch Palm Golf Club Phuket is spectacularly set in a basin surrounded mountainous jungle and has been a firm favourite on the Phuket golf tour since its inception in 1993. Despite being more straightforward than some of its more illustrious competitors, it still has enough challenges to test golfers of all abilities thanks largely to the loch itself. Keeping your ball out of water should be your main objective, and if you can achieve this first time around then you are ahead of the curve. On the front nine the Loch and its associated tributaries are frequently in play, often cutting into the fairway ensuring that even the straightest of drives can end up being punished.

Collective Leasehold

Phuket and neighbouring provinces contain some of the finest villa developments in Thailand. Thai law generally prohibits foreigners from owning land, however they are allowed to own buildings. A common method for foreigners to purchase a villa is to lease a land plot from a Thai landowner, and purchase or construct the villa. Thai law permits registered leases with a maximum lease term of 30 years. At the end of this term, the lease may be renewed together by the lessor and lessee but such a renewal agreement is by contract only. Most land lease agreements for the leasing of land in Phuket’s villa developments contain provisions stating that the lease will be renewed for two additional 30-year terms. As such, a common lease arrangement is 30 years + 30 years + 30 years, totally 90 years. This provides a time period that can be considered “near-freehold”.

Liveaboard Diving Phuket

Many Phuket divers are unfamiliar with the idea of liveaboards, and make only local day trips, preferring to return to the hotel in the evening.

A liveaboard enables you to dive more remote and often better dive sites, and spend your evenings close to nature, out on the ocean gazing at stars far from the madding crowd. Cabins on board are comfortable and air-conditioned, food is tasty and plentiful, and you get to know a group of divers all sharing the same experience.

Villa or Condominium

When you are looking to buy property in Phuket you have the choice between a condominium and a villa (or house). Condominiums are the type of property where a specified unit is individually owned and where the use of common facilities like swimming pools, gym, tennis court, elevators and exterior areas is shared.

A villa will be larger but each individual owner will be responsible for the maintenance and upkeep. The first thing to consider is how you intend to use the property. If it will be to use as a holiday home and you plan to spend only a few weeks a year, buying a condo might be the way to go. The maintenance will be easier as you can almost just lock and leave. The monthly costs will also be lower than for a villa.

Property Ownership

There are three different types of Foreign Property Ownership in Thailand.

The first one is called Foreign Freehold. This is almost always a unit in an apartment complex that has the Condominium License.

There are some strict laws and rules to be followed by the developer to get the license and the consumer is very well protected. When a development has a valid condominium license, it is possible for foreigners to own a unit freehold in their own name. Another way to buy or own property in Thailand is on leasehold (if the seller offers that option).
